From retail space to culinary delight

Transforming a former retail unit into a premium Italian dining destination

Challenge

The project involved converting the former retail space at 49 South Audley Street into a high-end Italian restaurant. The challenge was to repurpose the existing retail shell to accommodate a fully functional dining establishment, including a high-specification front-of-house dining area and a fully equipped catering kitchen. Additionally, the installation of a new external kitchen extract riser required careful planning to ensure it blended seamlessly with the existing building façade while meeting strict regulatory and operational requirements.

Solution

G&T provided Cost Management and Project Management services, assembling a team early to navigate the complex planning and change-of-use process. Once planning and licensing approvals were secured, we managed the procurement of the wider project team, overseeing the design, landlord approvals, contractor selection, and construction process. 

The design, led by Fabled Studio, included innovative solutions such as cladding the new external kitchen extract riser in brick to create a faux chimney, ensuring the building’s aesthetic remained in keeping with the surrounding Mayfair architecture. Our meticulous oversight ensured that the project adhered to both budgetary constraints and high-quality standards while maintaining an efficient programme of delivery.

Outcome

The space has been expertly reconfigured to create a warm and intimate atmosphere, seamlessly blending contemporary elegance with timeless design. The high-specification catering kitchen and front-of-house facilities provide an exceptional environment for both guests and staff, ensuring a premium hospitality experience.

G&T’s strategic management played a pivotal role in overcoming logistical and regulatory challenges, ensuring that all structural modifications were completed without compromising the integrity of the historic surroundings. The project has not only revitalised a previously underutilised retail unit but has also contributed to the vibrancy of the local dining scene, offering an elegant new venue that appeals to both residents and visitors alike.
