Challenge

Railpen, in partnership with development manager Socius, sought to transform a 3-acre site on Hills Road into a landmark commercial development. The challenge was to deliver 500,000 sq ft of Grade A office space across two mid-rise buildings, targeting BREEAM 'Outstanding', WELL 'Platinum' and WiredScore 'Platinum' certifications. The project also aimed to achieve a 70% reduction in operational energy usage compared to traditional office stock, aligning with Cambridge’s vision to become net-zero by 2030.

Solution

G&T is providing Cost Management services throughout the development of Botanic Place. The design, developed by AHMM, includes thermally efficient buildings powered by renewable energy sources, extensive market-leading end-of-journey facilities. The scheme also incorporates the refurbishment of the historic Flying Pig pub and the creation of new public realm spaces, enhancing community engagement.

Outcome

Upon completion, Botanic Place will set a new standard for sustainable office development in Cambridge, providing employment opportunities for approximately 3,000 people and contributing to the city's economic growth. The project's focus on energy efficiency, wellbeing and community integration positions it as a benchmark for future developments in the region.
