Challenge
Middlesbrough Council sought to transform a long-vacant site in the historic St Hilda’s district into a landmark office development that would anchor the town’s digital and creative industries. The challenge was to create a flexible, high-quality workspace that could accommodate a range of occupiers, from start-ups to established firms, while also providing amenities to support employee wellbeing. The project needed to meet high sustainability standards and contribute to the regeneration of the Boho Zone.
Solution
G&T provided Cost Management services throughout the development of Boho X, a seven-storey, 60,000 sq ft Grade A office building designed by JM Architects. The building includes a gym, lecture theatre, rooftop bar, and ground-floor café, offering a holistic environment for occupants. Our cost management expertise ensured the project remained within budget while achieving a BREEAM 'Very Good' rating and WiredScore Platinum certification. The building was delivered in collaboration with Middlesbrough Council, BCEGI, Arup, and Galliford Try.
Outcome
Completed in 2023, Boho X has become a catalyst for economic growth in Middlesbrough, providing a state-of-the-art workspace for the digital and creative sectors. The building's flexible design and high-quality amenities have attracted major occupiers, including games developer Double Eleven, which has established its UK headquarters there. Boho X has received industry recognition, winning the Innovation Award at the 2024 BCO Regional Awards for the North of England.
